Position Overview

The Building Manager manages the staff that attends to the maintenance, physical security, and mechanical needs of the TRS building and grounds. Responsible for all building mechanical, electrical, and plumbing systems. Manages general construction projects.

Key Responsibilities

  • Supervise maintenance staff in the performance of all routine building maintenance, repairs and furniture installations.
  • Assist in the development of annual and long-term building initiatives.
  • Provide analysis and recommendations to management regarding the life expectancy, condition and needs of building systems, assets and mechanical equipment. Estimate repair and/or costs.
  • Participate in developing specifications and the selection of contractors and vendors to provide construction, electrical, plumbing and janitorial services to the TRS building.  Coordinate and oversee the work of these contractors and vendors.
  • Prepare and maintain floor plan drawings and maps.
  • Develop standards and ongoing maintenance schedules for mechanicals, elevators, infrastructure, roof, exterior and grounds of the facility.
  • Coordinate building remodeling projects with contractors so repairs, installations or modifications are completed with minimal disruption to TRS staff.
  • Coordinate surplus property transfers and monitor subsequent internal property records.
  • Assist the Director of Operations with developing and maintaining procedures for building security and safety requirements.
  • Responsible for administering safety-related duties as part of the TRS Business Continuity Plan, including but not limited to coordinating safety drills; maintaining AEDs and First Aid kits; maintaining fire extinguishers and heat/smoke alarms; testing the emergency call alert system; and notifying staff of severe weather statements.
  • Provide safe access to the building and optimal utilization of walks and parking areas year-round.
  • As required, provide on call services for weekend building watch, emergencies, etc.
  • Oversee and coordinate the work of the assigned security guard(s).Work with the security guard vendor to ensure compliance with TRS requirements.
  • Ensure terminated employees return TRS property related to building security and property control.
  • Assist maintenance staff with ensuring safe access to and from the TRS building following storms, shuttling agency cars, unloading supplies and operating grounds maintenance equipment when necessary.
  • Perform other duties as may be assigned.

Minimum Qualifications

  • Bachelors degree in Engineering, Construction Management or other related field of study and 3 years of experience managing staff and projects OR 8 years related experience which 3 years of that experience needs to consist of managing staff and projects.
  • Experience setting up and maintaining building automation systems.
  • LEED accredited or Green Associate strongly preferred.
  • Working knowledge of mechanical, electrical and plumbing systems, general construction and ability to read and interpret construction drawings and specifications.
